Mérida is organized into five official zones plus a fast-growing corridor beyond the Periférico ring road, and each has a distinct personality. Centro is walkable and historic — colonial houses, plazas, and everything in walking distance — but it floods during hurricane season, which is worth knowing before falling for a house there sight unseen.

Zona Norte splits in two, and the difference matters more than people expect. The northeast is established, with hospitals, malls, and international schools already built out; the northwest is newer construction, often more affordable, with amenities still catching up. Fuera del Periférico — the corridor beyond the ring road — has its own split between accessible and premium developments, and it's where a lot of the newer gated communities and international schools have gone up.

Oriente, Poniente, and Sur each have their own rent and price tiers and their own trade-offs between space, cost, and proximity to schools or services. There's no single "best" zone — the right one depends on whether you're prioritizing walkability, school access, budget, or new construction.
